Description
The Godrej Koregaon Park Commercial Development is envisioned as a next-generation commercial campus that responds to changing patterns of work while remaining deeply anchored in Pune’s urban and ecological context. The project is driven by the understanding that post-pandemic workplaces require less emphasis on fixed desks and more focus on flexibility, communication, and employee well-being. As a result, the brief prioritised the creation of an office environment that supports distributed work models, informal collaboration, and moments of pause within a high-performance commercial framework.
Sustainability and wellness form the foundation of the design approach rather than being treated as supplementary features. The project integrates strategies aligned with the WELL Building Standard, addressing air quality, access to daylight, physical comfort, and mental well-being as key determinants of workplace quality. This shift informs not only spatial planning but also the overall form and organisation of the building, positioning it as a premium-grade office that balances efficiency with long-term adaptability and human-centric design. The combination of High quality low-maintenance materials along with an understated architectural design aligns to the client’s vision for a truly sustainable workplace with timeless elegance.
The tower rises to a height of 101 metres and is organised with a compact central core to maximise usable perimeter office space, improving access to daylight and external views. Typical office floors are planned on a 10.8m structural grid and a 3.6m desking grid, optimised to support efficient parking layouts at basement levels while allowing flexible tenant configurations above. This grid-based system enables a wide range of tenant splits from single-tenant floors to highly subdivided multi-tenant layouts without compromising spatial efficiency or environmental performance.
Environmental responsiveness informs the façade design, which combines a clean glazed envelope with fins, blinds, and high-performance glass coating to manage solar exposure, particularly along the west-facing elevations. Fins are strategically integrated on the east and west façades to reduce heat gain and glare, improving internal comfort and reducing dependence on mechanical cooling. A centrally positioned elevator & staircase core with a single span office space on either side further enhances environmental performance by allowing daylight and ventilation to penetrate across majority of the office floor plate, while also creating shared social and interaction zones within.
At the roof level, landscaped gardens integrate green walls, stepped urban farming, and casual food kiosks, extending the workplace into an open, restorative environment. Internally, the restrained material palette of the Main Entrance Lobby featuring marble, light oak wood, metal, indoor plants & minimalist signages creates a calm, neutral backdrop that allows tenant activity and evolving work cultures to organically shape the space over time.
